Agent attracts 400 buyers to sell slow-moving listing

An agent who took over a property that had languished on the market for more than one year has sold it in just one month.

Realmark sales associate Jason Kuriata sold a six-bedroom house in the Perth suburb of North Beach for $6.125 million at auction after getting realistic on pricing and setting a sale deadline.

Mr Kuriata told REB that putting a deadline on the campaign helped sell the home within 31 days, unlike the previous agent who’d listed it for almost 400 days at $8 million.

“It sold because it had a clear end date. The only thing we did was put an auction process together, ran through the marketing and followed what you do at auction,” he said.

Mr Kuriata said the vendor invested more than $35,000 in marketing, which helped attract 400 buyers, including someone from 600 kilometres away in Kalgoorlie.

“We hit newspapers and online, we did a listing video and we did an auction video on the day as well, which went out to all media,” he said.

“We also did an online walkthrough and we had a location drone to capture some aerial shots as well, which was really good.”

Mr Kuriata said newspaper advertising was also a key marketing focus since 40 per cent of his agency’s enquiries come from print media.

“We had the property running in four different papers – Sunday Times, The West Australian, The Post and Western Suburbs Weekly,” he said.

Mr Kuriata said the listing had previously been held by the agent who had last sold the property, for $7.2 million in 2011, but it had then gone “stale” after listing last year at $8 million.

“I didn’t do anything magical to get the listing; I just put an intense auction plan together, which the previous agent hadn't thought of before, and I pretty much guaranteed that we would get it sold on the day for the vendor,” he said.
