Top agents know they don’t sell homes, homes sell homes. Your job is to sell them for more. Here is how one agency does it for more.
Boutique agency Keeping It Realty in Adelaide added videos to its campaign marketing, giving the listing at 3 Wilson Street, Prospect extra reach. The property ended up selling above reserve for $678,000.
Keeping It Realty credits the video for the extra boost, saying the bidding would have dried up in the mid-600s without it.
“Initially our vendors were sceptical about the property video, but it definitely paid off by adding an international bidder to the already six registered bidders on the day,” the agency’s director Christine Holowiecki told REB.
“We already had several buyer’s agents come down from Melbourne and Sydney. But we also had somebody who saw it in Singapore, and they actually got their sister to have a look through the property and bid on their behalf.”
Ms Holowiecki said videos allow potential buyers to get a closer, more detailed look at properties they are interested in.
“It gives the viewer a better idea as to how the property flows,” she said.
But it’s not always easy to get vendors to agree to shooting a video.
“We try and encourage all of our listings to take the property video on board. However, people don’t necessarily see the relevance of it right away,” Ms Holowiecki said.
“For 3 Wilson Street, we proposed it because we wanted to market it locally, and to both the interstate and international markets.”
Ms Holowiecki said without the video, bidding would have “stopped $20,000 or $30,000 earlier”.
“It costs less than $1,000, but I don’t look at it as a cost. I look at it as a profit because that was a significant amount in their pocket.”
