Recent CoreLogic RP Data numbers show demand for rentals in May has risen at the slowest pace on record across Australia.

With the competition for tenants increasing, the presentation and marketing of your rental property is more important than ever. For agents, professional photography is imperative in a marketing campaign and the same should be the case for property managers.

Here are some stand-out reasons why professional photography and styling should be a key step in your marketing.

Attract eyeballs
Properties advertised online with high-quality photography, neat presentation and stylish interiors attract significantly more enquiries than those with low-quality imagery. In fact, our own data shows that on average, properties with dull or amateur photography that were listed online for rent over the past month have been on the market for 22 days, while professionally photographed properties were leasing in as few as eight days.

Cater for the time-poor
It may be common knowledge, but house hunters are time-poor. There are thousands of properties listed on property portals and tenants are ruthless in their home search. Appealing visuals will grab their attention and drive them to investigate your property further. When it comes down to it, tenants are unlikely to take the time to click on the listing if the property’s images do not appeal. Property portals are even responding, with realestate.com.au introducing a feature to scroll through a slide show of property images without clicking on the advertisement itself.

Smarten up your rental
Professional photographers have all the right gear to ensure the property is shown in the best light possible. Photographers also have an eye for tidying up a room with a few styling tips, such as rearranging the furniture and adding in some decorative pieces to give the home more visual appeal. For example, wide angle lenses will help to capture all aspects of the room, showcasing the room’s key features in one photograph.

It’s worth the return on investment
While professional photography may add to your overall costs, the fee could mean the difference between your rental property being vacant for several weeks or having tenants knocking on your door. A smarter, quality representation of the property may also result in you securing a higher rent for your client. For less than a week’s rent, professional photos will become an invaluable asset that you can use again for the next time your property comes up for a new lease.
