Today marks National Property Manager’s Day, an occasion serving as an opportunity to recognise the indispensable role of Australia’s property managers.

National Property Manager’s Day takes place on 26 July 2024, and Active Agents in Hervey Bay is one team that will be acknowledging the efforts of their property managers.

The firm’s principal leasing agent, Tara Bradbury, described the date as a “wonderful opportunity to recognise their hard work, dedication, and the significant impact they have on communities and housing across the country”.

“Property managers play a crucial role in the real estate industry, ensuring that both landlords and tenants are well-represented,” said Bradbury.

“They manage a wide range of responsibilities, from maintenance and tenant relations to legal compliance and financial management.”

Beyond these duties, Bradbury relayed that the worsening rental crisis has added further “complexity” to the role of property managers.

“With increased demand and limited supply, property managers are now more involved in strategic decision-making and negotiations to secure rental agreements.

“They must stay updated on market trends and rental laws to provide the best advice to landlords and tenants.”

With the rental market continuing to grow and evolve, Bradbury believes the demand for skilled property managers will continue to increase noting ”many principals are struggling to find and retain skilled and knowledgeable property managers who can navigate these challenging times effectively”.

Stressing the importance of the industry bringing more professionals into the field, with recognition one such way to entice newcomers into the sector, she acknowledged that a well-staffed industry “will help ensure that properties are well-managed, tenants are satisfied, and landlords receive the best possible returns on their investments”.

On that note, she sees property management as a rewarding career path, calling it a “field that offers diverse experiences, continuous learning opportunities, and the chance to make a meaningful impact on people’s lives”.

“Whether it’s helping tenants find their ideal home or assisting landlords in maintaining and improving their investment properties, the role is fulfilling.

“Seeing satisfied tenants and happy landlords is a testament to a job well done and provides a deep sense of accomplishment,” she concluded.
