Is identity verification for property inspections the next step for real estate?

Identity checks for people wishing to inspect a property could become an important tool for agents, particularly when serving vendors with security concerns.

With identity verification becoming a more common practice across consumer activities, it’s a security protocol that real estate agencies may want to consider as they map out their tech spending for the year ahead.

According to Security Checked, which offers an identity verification platform for agencies to register members of the public who wish to view a property, there are a number of reasons why agents may want to move away from the “trust system” for viewings.

Chief among them is vendor comfort with having people file through their homes. The firm reported that a majority of sellers who are offered a security verification service for property viewings will choose the greater security.

And given that identity verification is a requisite for property purchases later in the transaction process, it’s unlikely to turn away legitimate buyers early in the process.

While sellers are always advised to secure valuables prior to open homes and inspections, some might wish to add a greater level of security, particularly in the case where important items are difficult to move.

One vendor reported that they chose to implement an identity verification system to give them peace of mind regarding their expensive sound equipment, which was too cumbersome to relocate for every inspection.

Agents and property managers might also wish to use an identity verification system for their own personal security, as well. While agencies shouldn’t just rely on tech tools to ensure the safety of their agents – organising more than one member to attend inspections and limiting instances where professionals attend properties solo – including identity verification can add an extra layer of security to client interactions.

Buyers, too, report positive feedback from the using the system, with buyers appreciative of the fact that the verification process essentially whittles down the crowd of attendees to just those who are serious about the property.
